Wyndham Hotels La Paz - Case Study

A design firm approached PK SPACES with a complete design package for the King and Double guest rooms of a new Wyndham hotel in Mexico. The designer requested our support to conduct a Value Engineering (VE) review and provide recommendations to optimize both cost and constructibility while maintaining the intended design integrity.

Key Objectives

Reduce overall room cost while preserving the designer’s aesthetic and Wyndham brand standards.

Improve fabrication efficiency through material selection and design simplification.

Enhance transport and installation logistics, minimizing weight, volume, and on-site labor.

Increase durability and functionality of all casegoods without compromising visual appeal.

Our Approach

The initial proposed design, while visually aligned with the brand, presented significant challenges:
  • Initial estimated cost per room: USD 18,459
  • Multiple custom casegoods with complex construction and transport requirements.
  • High-cost imported materials with limited local availability.
  • Structural elements over-engineered for visual effect, adding weight and installation complexity
A major cost driver in the original budget was the design itself. Simple changes to the design would make big differences in price. They key was making recommendations to the architectural firm that would not compromise the design integrity of the project but yet deliver on the functionality and price points the Hotel owner required.

Outcome

The Value Engineering process led by PK SPACES achieved a remarkable transformation of the project. Through close collaboration with the design team, the room cost was reduced from USD 18,459 to USD 9,800 per room, representing a 47% savings without compromising design intent or brand standards.

The revised casegoods were simplified for efficient fabrication, easier transport, and faster installation, while maintaining the same aesthetic appeal and structural integrity. The design firm fully adopted PK SPACES’ recommendations, and the optimized version has now become the official project specification used for all subsequent quotations. This project reaffirmed PK SPACES’ commitment to delivering smarter, more efficient design solutions — where engineering insight and creativity align to enhance both value and execution.

“This project reaffirmed our belief that value engineering is not about cutting cost — it’s about creating smarter design. Through collaboration with the design firm, we achieved a balance between aesthetic integrity, functionality, and production efficiency.

Our goal was to make the room not only more affordable but also easier to fabricate, ship, and install — without compromising the designer’s intent.”
